    Owner FAQ

    What does property management cost for owners?
    Premium property management is charged at 6% + GST of rent collected, backed by a 60-day satisfaction guarantee. Fees are disclosed in full in the management agreement before you sign, with no undisclosed add-on charges.
    How are tenants selected for my property?
    Every applicant is screened for identity, rental history, employment and income, plus national tenancy database checks. A shortlist with the supporting evidence is presented to you, and the final approval decision is always the owner's.
    How often is my property inspected?
    A detailed entry condition report is completed at the start of every tenancy, followed by routine inspections in line with South Australian tenancy legislation, and an exit inspection at vacate. Owners receive a written report with photographs after each inspection.
    When is rent paid to owners?
    Rent is disbursed to owners on a scheduled cycle with an itemised statement showing rent received, fees, and any maintenance costs. End of financial year statements are provided for your accountant.
    How is maintenance handled and approved?
    Owners set a maintenance approval limit in the management agreement. Work below that limit is coordinated with licensed and insured trades; anything above it is quoted and referred to you for approval first. Genuine emergencies are made safe immediately and reported straight away.
    How is the rent amount set and reviewed?
    The recommended rent is based on comparable current listings and recently leased properties in your suburb, condition and inclusions. Rent is reviewed ahead of each lease renewal, with any increase applied strictly within the notice periods required in South Australia.
    What happens if a tenant stops paying rent?
    Rent is monitored daily and arrears are actioned from the first day. The process follows the Residential Tenancies Act, including formal notices and, where required, SACAT applications. Owners are kept informed at every step.
    Can I switch from my current property manager?
    Yes. Most management agreements can be ended with written notice, and we handle the transfer of keys, ledgers, condition reports and bond records with your outgoing agent so the tenancy continues uninterrupted.
    Do I need landlord insurance?
    Landlord insurance is strongly recommended. It typically covers loss of rent, tenant-related damage and liability that standard building insurance does not, and it sits alongside professional management rather than replacing it.
